E&O AND GENERAL LIABILITY INSURANCE - Most agents do not carry additional insurance to not only protect themselves, but protect you. If something unforeseen comes up who protects you if the agent makes a mistake and can’t or won’t pay to fix it? Things can happen and it can be the agent’s fault. The first step is to work with someone that knows what they are doing and after 150+ closings I know what I am doing. Also, working with someone that has insurance can help protect you if the agent is unable to cover costs from a mistake made by them. To date I have not had to file an insurance claim and all my clients have been well taken care of from start to finish. I won’t lie mistakes have been made, but any of them have been covered out of pocket to make sure all my clients are satisfied at the end of the transaction.
BEST INTEREST RATES - I work with many different vendors including lenders. Not all lenders are created equal so finding the right person or company that can lend on your next home is extremely important. It can save you hundreds of thousands of dollars over the life of your loan. I have helped negotiate lower interest rates for clients on their behalf and also made sure every one of my clients was notified to refinance when it made sense for them. Some of my clients have changed their 30 year loan to a 15 year loan with very little additional cost month to month because the time was right and I called them. A lot of agents close the home and move on to the next deal.
SERVICE AFTER CLOSING - Most agents move on to the next client after the home closes. I reach out regularly with useful information depending on the month. Since I have built homes and remodeled them I know how to maintain them as well. Easy maintenance items will help protect your home and your wallet. Repairs can add up very quickly and I work with you throughout your ownership to help save you money by reminding you of easy seasonal home prepping and by having an extensive book of contractors that can do the work for you. I also regularly check interest rates and reach out when it is a good time to refinance if it makes sense for you. Clients can reach out anytime with questions about their home and I help them fix the problem or find someone that can.
AIRBNB/VROB CONSULTATION - I have a successful Airbnb or Vrob (vacation rental by owner) and have helped other clients get a property up and running as well. It can be a very lucrative business and give you the flexibility of making money, but also enjoying the property. Right now these vacation rentals have gone crazy as people want to get out and have a change of scenery but not travel too far from home.
LANDLORD SERVICES - I have rental properties and have helped clients become landlords as well. I can help advise you if you decide to rent out your home down the line to make sure you are following all proper laws. Being a landlord can help build long term wealth, but it can be very stressful. I can help you take the stress out of being a landlord.
